Winter in New Zealand is hard on houses. May to August brings cold snaps, driving rain, and the kind of conditions that turn small maintenance issues into expensive problems. Getting ahead of them now — before peak demand hits and tradie waiting times stretch to weeks — is significantly cheaper than emergency repairs.

Roof
Your roof takes the worst of NZ winter — particularly in Wellington, the West Coast, and Northland where rain can be relentless.
Check yourself: - Walk the boundary and look up: obvious sagging, missing or cracked tiles, visible rust on iron roofing - Clear any moss or lichen visible from ground level (moss holds moisture and accelerates deterioration) - Look inside ceiling cavities for water staining or damp insulation

Check yourself: - Run a hose at the top and watch the flow rate - Look for gutters that sag or pull away from the fascia - Check downpipes discharge well clear of foundations
Call a tradesperson if: - Gutters are cracked, rusting through, or pulling away from the fascia - Downpipes are blocked and a hose can't clear them - Water is pooling against your foundation

Insulation
NZ has notoriously cold, draughty housing stock. Good insulation is the single most cost-effective upgrade for both winter comfort and power bills — and since the Healthy Homes Standards introduced minimum requirements for rental properties, there's been a significant uplift in available insulation contractors.
Check yourself: - Lift a ceiling access hatch and look: is there insulation? Is it sitting up fluffy or lying flat and compressed? - Under the house (if accessible): is there underfloor insulation? Is it intact and not sagging? - Check for obvious draughts around door and window frames

Heating

Plumbing
